UK Mortgage & Property Calculators

Updated for tax year 2026/27 · Last reviewed 10 August 2026. Prepared using published HMRC and GOV.UK rules.

Buying a home is usually the biggest financial decision you'll make, so it pays to model the numbers before you commit. These calculators cover the main costs — from monthly payments to stamp duty and the tax on a rental property.

Mortgage payments

The mortgage calculator shows your monthly repayment based on the amount borrowed, the interest rate and the term. You can see how much of each payment is interest and how much goes against the balance, and the affordability calculator estimates how much you could borrow.

Stamp duty

Stamp duty is a one-off tax paid when you buy a property, and the rate depends on the price and whether you're a first-time buyer or buying an additional property. The stamp duty calculator gives you the figure for a given price.

Buy-to-let and rental yield

If you're letting out a property, the buy-to-let calculator looks at the costs and income, while the rental yield calculator shows the return on your investment as a percentage — a quick way to compare properties.

Overpayments

Overpaying your mortgage can reduce the interest you pay and shorten the term. The overpayment calculator shows how much you could save and how much sooner you could clear the loan.

Frequently asked questions

How much can I borrow?

Lenders typically lend around 4 to 4.5 times your income, but they also check your deposit, credit history and outgoings. The affordability calculator gives an estimate.

Do I pay stamp duty on a buy-to-let?

Yes. Buying an additional property usually attracts a higher stamp duty surcharge than a main home. Check the calculator for the property price and your situation.
